If you work in the financial services industry, a regulation section probably directed you to this page to find the most recent version of a disclosure. For additional regulatory help, explore our other compliance resources.

The “Your Home Loan Toolkit” is the special information booklet required by Regulation X, 12 CFR 1024.6 and Regulation Z, 12 CFR 1026.19(g). Providing the booklet to your consumers helps them understand the home buying process and the nature and costs of real estate settlement services. You are required to provide the toolkit to consumers after application, and all market participants are encouraged to provide the toolkit to consumers as early in the home or mortgage shopping process as possible.

The CHARM booklet outlines the features and risks of adjustable rate mortgages. You are required under 12 CFR 1026.19(b)(1) to deliver this booklet to consumers who apply for an ARM.

The brochure, “What You Should Know About Home Equity Lines of Credit,” covers the features and risks of HELOCs. You are required under 12 CFR 1026.40(e) to provide this brochure to consumers who apply for a HELOC. A notice of availability for the current version of the brochure was published in the Federal Register on December 16, 2022.

Creditors may, at their option, immediately begin using the revised HELOC brochure, or a suitable substitute, to comply with the requirements under 12 CFR 1026.40(e). The CFPB understands, however, that some may wish to use their existing stock of the HELOC brochure. Therefore, those who provide this publication may use earlier versions of the HELOC brochure until existing supplies are exhausted. When reprinting the HELOC brochure, the most recent version should be used.
