My daughter has been on taxes, since XXXX, we were involved in accidents in the XXXX 's and she ( XXXX XXXX ) assists me daily with care. We have accumulated a lot of wealth. \n\nThe police have also been recently harassing us. They were harassing my daughter for no reason and they have destroyed her property, worsening our health. My daughter is severely depressed. They ruined her vehicle to the point she has to associate with dangerous people while travelling. The police might be stealing personal information to ruin me and my daughter 's life. I do not speak to any other people in regards to my checking or savings account except my daughter XXXX XXXX. The people who are hacking my account are strange people who I have no affiliation with. My new mortgage company Shellpoint Mortgage unfortunately took the entire payment out of my account. My personal bank information was given to them without my knowledge on XX/XX/XXXX by XXXX XXXX, I spoke with XXXX on several occasions and they never disclosed that the new mortgage company will do this due to the auto bi-weekly program, XXXX told me my last payment would be on XX/XX/XXXX and I need to set up everything with the new company ( I have that voice recorded ) Initially, Shellpoint refused to waive the {$15.00} charge for insufficient funds that I put a request for without fault of my own. After speaking with the Representative at Shellpoint XXXX she informed me they will waive the charge but nothing they can do about extending the payment for XX/XX/XXXX, but my concern I have, that I was told by two Shellpoint Representatives on XX/XX/XXXX that my first monthly payment wouldn't be until XXXX for bi-weekly payments. I called to confirm this information again with another Shellpoint representative on XX/XX/XXXX and both representatives informed me, yes that information is correct the first payment due will be XX/XX/XXXX, I called today XX/XX/XXXX to follow up with the instructions for bi-weekly and discovered that my first payment is due on XXXX tomorrow, this puts me in a bind because I was told by two shell point representative my payment isn't due until XX/XX/XXXX. I initially thought the payment would have been due in XX/XX/XXXX, but after Shellpoint reversed the payment back in and replaced my account, that was the mix-up. Despite communicating with numerous Shellpoint representatives, they failed to catch that error several times. He explained as a banker would that there was someone in Texas trying to make a purchase in XXXX XXXX using my information in their digital wallet. He proceeded to tell me to wait as he pulled up the exact information. He then told me it was someone by the name of XXXX XXXX and that he was going to take a closer look into my account to see if there were any other suspicious activities. As he put me on hold my entire thought process was around how my bank was protecting me from a scammer and how relieved I was to have that protection. \n\nThe banker returned to the phone after a minute of putting me on hold. He first asked me To confirm my account balances. Next, he explained that there were in fact XXXX more suspicious transactions, however this time on my XXXX account. He went on to tell me that the scammer sent XXXX XXXX transactions, the first for {$1800.00} which was in processing, and a second smaller amount for {$500.00} that the scammer was hoping would go straight through. However, he explained they were both in processing still. Next, the banker explained that because XXXX is a third-party app to Wells Fargo the only way to reverse the funds was to transfer the money back to me and to sign myself up on my XXXX. This is simple and only asks for a name and phone number to which I saw no harm in and did. \n\nAt this point, I am very distraught I had just received a paycheck and was so relieved that my bank prevented this scammer from stealing my money. My thoughts were crazy, I was tired and felt under attack. I believed everything I was told on the phone. I didnt share any of my personal information. \n\nThe XXXX thing I was tricked into doing was sharing a verification code that was sent via a text message from XXXX XXXX. I was told that was the bank that is registered with XXXX and the only way to reverse my funds back to me. \n\nI still had not shared any personal information. The final step to get the transfer to reverse was to send me the money to which I saw no harm in doing it was to myself! When I selected my name under my XXXX recipients and went into the next window it was the name XXXX XXXX XXXX the name I was given as the scammer at the beginning of the conversation. I responded alarmed saying it was that name and not mine. He told me not to worry about it that it was the scammer in my account, and it is still attached to me not them. With totally XXXX trust I transfers the money both {$1800.00} and {$500.00} which I believed was to myself. \n\nThe banker told me he was going to transfer me out of the fraud department to speak with another Wells Fargo banker about canceling my debit card, changing my account password, and ordering new cards. I was out on hold again for a minute. When he returned, he said that there was an extremely high call volume and that he could schedule a call back with a banker. I was feeling highly anxious at this point and hung up the phone. \n\nEven though it took me a while to realize I was scammed I did immediately call Wells Fargo to speak with another representative who could verify all of this. Of course, the customer service line was busy, and I could not get anyone on the phone immediately. I literally waited for almost an hour before speaking with a customer service representative. At this point it had set in that I was scammed and filed a fraud claim. I explained everything that happened to the representative in tears! It was devastating to hear that the response was that Wells Fargo has XXXX days to respond and I would just have to wait until they finished the investigation. \n\nThe following XXXX I called Wells Fargo to get an update. I spoke with a customer representative who told me that my claim was never filed, and I had to refile. To which I was very XXXX, and my XXXX level went way up again. I retold the story of what happened to me and was told that they had XXXX  days again. I waited until early the following week to call again and speak to another representative. She told me that they had no updates and to check back in later. I waited several more days now it had been XXXX days. This time when I called, I was transferred to several different people, none of whom had any information other than that they filed a Courteous Claim with the other bank and it was up to them to respond. All we can do at this point is wait. I argued with the XXXX customer service representative that this is not acceptable. I begged him to call the other bank for me or to tell me what I can do for myself to retrieve my money. He gave no suggestions other than to wait. \n\nI couldnt accept this from my bank and felt a need to further explain to them. I explained that the person was scripted to a XXXX as a banker, spoke like a banker, said all the things bankers do such as to look on the back of my card at the number and to call if I had any concerns or wanted to verify anything with Wells Fargo. I have heard the same exact things he said from Wells Fargo customer service. He then asked me if I thought the scammer was an actual Wells Fargo banker. After giving it thought, I responded with an honest yes. My response was from the fact that there was someone elses name in my XXXX account behind my name. I didnt do that and dont have the technology to do that. It was the whole reason I got scammed. I again never shared any of my personal information. \n\nAfter responding that I believed it to be a banker and only after then was when he agreed to escalate my claim. \n\nI finally felt like I was getting the attention I needed from my bank after weeks of waiting and hours on the phone and I could breathe a sigh of relief. I truly felt that if Wells Fargo investigated this closely, they could see that it was a scam and be able to track the scammer down and retrieve my money. XXXX XXXX offer this protection to their customers is what I truly believed. I then had to wait again for another investigation to proceed. I was given a letter from the investigator explaining that she was determined to get a solution for me and that she may call me for questions but that I would hear from her by the XXXX with a resolution and included her contact number. \n\nI gave it several days and never got a call so decided to call as I wanted to speak with the new investigator and make sure she didnt have questions or need clarity from me. No answer, I left a voicemail. Never got a callback but instead several days later another message asking for more time and that I would get a resolution now by the XXXX ( over a month after the fraud! ). \n\nAfter all this effort and waiting and pain, I received a final letter from Wells Fargo saying that they were satisfied with the initial resolution on my claim because I initiated the transaction. \n\nI am left feeling like they literally did nothing to help me. I gave them the name the scammer gave me, XXXX XXXX, the phone number I was text messaged from, along with the phone number I was called from ( both different numbers ). It was a XXXX after bank hours and the customer service phone line was jammed for over an hour. There was literally nothing I could do for myself and there was no help from the bank. BMW FAILED TO REINSERT THE ACCOUNT. \n\nAfter my postal letter for Goodwill and my CR Complaint was received on XXXX nut uploaded in their system on XX/XX/XXXX I contacted BMW in regards to receiving it and asking them to reinsert the account they deleted. They claimed they received the documents and will work with the CR Team. \n\nAfter everything by Goodwill letter was denied and also by CR remained unchanged. When I spoke to a representative they stated they reported my account again on XX/XX/XXXX. \n\nSee, someone trained in this CR Department would know if the account was deleted, even when reported, would not populate, therefore the account would have to be reinserted for the reporting to populate. Everybody is running in circles and now making up lies. A month after my purchase, the world literally closed due to the pandemic. Huge financial strains emerged due to the lockdowns and loss of income streams. My lender ( i.e., Bridgecrest ), would call almost 3 times a week seeking car payments that I had fallen back on. It was massive stress and a mental drain every day. I was never offered or informed of the options for relief and at some point, my vehicle was repossessed the night I caught up on the payments. Even though I had caught up on the payments that night before the repossession, my vehicle was still repossessed, and was told to pay a repossession fee to get it back, which I did. The repossession fee again drove me back on my payments. Increasingly being called sometimes as late as XXXX XXXX  in the night by Bridgecrest asking for a payment. It was so much harassment that I stopped answering. \n\nToday, I know that in response to the ongoing pandemic, the Coronavirus Aid, Relief and Economic Security ( CARES ) Act would have made it possible for those impacted to receive certain payment accommodations, such as account forbearance or deferment, which I was never told or offered even when I asked. For example, because I was facing hardship due to the pandemic, I had the right to request a forbearance for up to 180 days, with the option to extend it another 180 days. I now know, after personal education on the law that while some other CARES Act provisions have expired, or will soon, I still have options available. \n\nYes, I caught up on my payments again this past XXXX. Surprisingly, the day I caught up, is the day Bridgecrest offered me a 3-month deferment on my loan. That is ridiculous! My car was illegally repossessed because I had made my payments current and they charged me. Then after catching up on my payments, they kept reporting my balance as not current. Today as I write this complaint, my car loan is not current with major credit bureaus even if all my payments are. There was a list of 5 documents that although each has been provided, the representative we worked with claims not to have ever received. \nThe five documents include page one and 2 of the application, a hardship letter, a letter explaining my income, one of the following 2 most recent bank statements showing self employment deposits amounts ( this is what I included ), quarterly profit/loss statement, most recent complete and signed business tax return or the same personal tax return ( this was previously provided as well as as completing and signing the form for a transcript of tax returns-personal and business tax return is the same as I file as a single member llc ). \nAll of these documents were again uploaded to the portal on or around the XXXX of XXXX. I did not \" double '' my submission that time by also emailing the documents although that became my standard practice following this communication. \nI separately sent an email requesting the pay off and recent statement be sent to me, this was printed signed and emailed as requested. \nThe payoff statement has not been received and the request ( wet signed and dated ) was again sent on XX/XX/XXXX via email and postal mail. \nXXXX XXXX continued to claim that did not have the documents in their possession. \nAgain, a call with the HUD Housing Counselor was made with the loss mitigation department. They again claimed not to have the documents. We questioned this specifically but the rep could not confirm what was uploaded or emailed. She could not follow up on previous document submissions, could only read the screen that said they weren't there. \nOn XXXX, the same documents were emailed to the loss mitigation department as instructed as well as uploading to the portal. My HUD counselor recommended reaching out to Consumer Finance Protection division as you are the correct entity to complain to-she seemed to agree that we were getting the run around. \nOn XXXX I sent a hard ship letter that was requested during the hud counselor call, it was not sent on the XXXX as it had not been created yet. This letter is the same exact information that is asked of me every single time I call in, it relates to the events and circumstances that led to the hardship. I personally feel that this practice of forcing those of us in uncertain times to revisit the pain and loss that we suffered in order to speak with the mortgage company cruel and unusual punishment. Nevertheless, the letter was written, ink signed, and dated. \nOn XXXX first, I received a call which I thought was in reference to my message following up on the pay off statement. The representative from the loss mitigation department had no information about that. I was not surprised to find they were again citing \" missing '' documents. \nNow they state that if the documents I sent were the \" two most recent bank statements with self employment income '' that I should write a letter, print it, and ink sign it, scan it back in and send to them to certify that the documents I sent were in fact the \" two most recent bank statements with self employment income ''.\n\nThe tax returns submitted and the signed release for transcript submitted months ago so they could request copies from the IRS did not seem to qualify although the requirement was for EITHER two most recent... or the complete signed and dated business/personal tax return of which they had ALL.\n\nIn other words, they are requesting additional documents of me. 2 bank statements OR 2 tax returns is the requirement-not 2 bank statements, 2 tax returns and a letter explaining why these are the documents.\n\nTo date, I am going to lose my home to forclosure because the company will neither work with me in good faith towards a loan modification nor provide the pay off so that another mortgager can take over the loan.\n\nAt this point, I can't reduce the mortgage because of the cat and mouse games with the required documents. XX/XX/2020 the buyer messaged me via text message to let me know that the check should be arriving soon and provided me a tracking number. I believe it wasnt until XX/XX/2020 until I actually received the check in the mail. I decided to deposit it via banking mobile app. Funds were not immediately deposited to my account and were placed on hold. In the meantime I received another message from the buyer asking if I deposited the check yet. I let them know that I did so, but the bank has the funds on hold until the check is verified. Shortly thereafter on XX/XX/2020 I noticed that both of my accounts were frozen. I called the bank and was told that it was due to fraudulent activity brought on by that check I deposited. I then messaged the buyer to let them know what was going on with my account and asked them if the check was fraudulent. The buyer informed me that it was not, and seemed as if they had no clue as to why my bank was having any issues with depositing it for me. Over the phone I spoke with the fraud department at the bank and she treated me like I was the one behind this fraudulent activity! I provided the bank with every piece of evidence that I had to prove my innocence and to help them catch this criminal so they can be punished for their crime! But the bank fraudulent investigator maintained an attitude, speaking over me the entire time, and made me feel like my bank was not on my side at all! I dont like to be made a liar when I know Im telling the truths, and thats exactly what this XXXX XXXX XXXX woman was insinuating! I asked to speak to a supervisor or someone above her because I was going to bring it to their attention of how she was treating me, but she told me they dont have higher authority and she was the end of the food chain? Well, she told me she would leave my other account open, but will have to close the account I deposited the check into. Also said she would keep a really close eye on me and if this happened again that would be it for me! Like Im some child trying to deposit fraudulent checks on purpose!! On top of that, she told me that she would be charging me {$25.00} for a return check fee! I have never heard of such thing in my life! A return check fee is typically charged if I were to write the check and it bounced, not the receiving partys fault or problem! How am I to know if the check is good or not, isnt that what the bank is for and why they dont actually release the funds until they verify that info?! I've been in an ambulance more than once in my life, every other ambulance bill has been paid for in full by my insurance. I have submitted dispute after dispute to Equifax to fix this situation on my credit report with no success. XXXX does not show this account as a collection on my report. I have zero accounts in collections with XXXX. I also have zero accounts in collections XXXX. Equifax is the only credit bureau that refuses to remove this incorrect collection account off my report. Is the one thing that I believe has been holding me back from being able to access any sort of relief loans or any line of credit going all the way back for the past 7 years. I have had zero credit cards and zero loan offers for years and years in a row now and when I try to apply Time After Time again the fact that I have had no credit cards or loans on my credit history ends up being a negative and ends up being one of the reasons why I continuously and being denied every single application again and again. The only thing that is showing on any of my accounts is this one collection account and it is only on Equifax. Every other category on all three credit bureau credit reports has had a big fat zero listed for years and years in a row because I can't seem to qualify for anything even when I was making more money than I am now I never qualified for anything and I believe it's because of this incorrect collection account information for this one medical bill that only Equifax can't seem to figure out and fix. I have been in need of relief assistance due to income loss because of XXXX for the past 2 years. My XXXX assistance had been cut off due to the normal XXXX reinstatement process that happens every so many years. I had the Social Security office help with my reinstatement application over the phone by a phone call appointment in XXXX of XXXX and I have been under claim status since then. They are backlogged they told me because of XXXX and that is why I haven't received my payments for over half a year now! It would have been really really nice if Equifax would have gotten this error fixed a long long time ago so that I would be able to qualify for some sort of relief assistance. I live on my own and it has been very hard for me. I believe that Equifax has not done everything they can for me like they should be doing. I have submitted a dispute just about every 3 months straight for the past two plus years going back for how many years now in a row. And nothing ever has been taken care of. Sometimes I haven't even been able to access my dispute results even though it says completed and that I have a confirmation dispute number and everything when I click on dispute results for certain past disputes for this collection account the link doesn't even work and I have never been able to see the results for a few of the times I have disputed this same collection account! Every other time the result comes back that my dispute has been denied and they continue to list this medical bill under collections in my name. Even though I have made it known to them multiple times that they are the only credit bureau who lists this collection account on my credit report, and even though it's listed as a medical bill from XXXX and I have continuously put in my dispute that I had medical insurance coverage at this time and it should have been billed properly and that this billing error was not my fault, Equifax continues to list this collections in my name. A few years ago I even called Medicare and spoke with a woman who told me to put a statement on my credit report listing that I dispute this information as inaccurate and that it was a medical bill that needed to have a billing error fixed. She actually told me how to word it and everything so that it would most accurately describe my situation and so that it would be worded the most proper way on my report under my comments section for this specific collection account. She told me how to go about reporting it to try to take care of it but it never worked out for me and I have been trying to deal with it ever since. It is very very frustrating and it is not fair that it is on one credit report but not the others but yet it's still holds me back from being able to do anything. I can't even rebuild my credit which remains extremely low no matter what I do despite of the fact that I have zero listed under every other category on all three reports and zero listed under all categories under XXXX and XXXX. Equifax has been unfairly holding me back and refusing to fix this issue. They have been holding me back from being able to receive any XXXX relief assistance by negatively impacting credit card and loan applications so that I received denials on everything year after year after year. They also incorrectly list my current address as a former address and my former address as my current address and when I try to dispute this information to update my correct address it's not even one of the options under this type of dispute. But it says in their information on the Equifax site that incorrect addresses past or current can and should be disputed in order to be fixed. Well then why is it not an option for me to say that they have my current address listed as my former address and my former address incorrectly listed as my current address? The only options they actually do have don't fit my situation. They have the option to dispute it if it is an address that belongs to someone else, or if I never lived there in the first place, they have a few other options but nothing accurately describes the fact that they have my former and my current addresses switched around but that they both are addresses that have been in my name and are in my name currently! It is very very frustrating to get the run around over and over and over again and to get nowhere with something that is extremely obvious and extremely unfair. Equifax has unfairly been holding me back from accessing any sort of credit or loan assistance relief when I need it the most! I do not understand why they are the only credit bureau who refuses to correct the inaccurate information on my report. I just don't know what else to do. This is extremely overwhelming and exhausting. I need help trying to get my credit information updated and accurately reported. I want this fixed and I want it to be over and done with. It has taken up too much of my time and has been extremely exhausting. This inaccuracy has caused excess financial stress and has caused my mental health to suffer drastically because of additional unnecessary anxieties and added stressors which has increased my mental health chemical imbalances directly causing my physical health to suffer due to increased activity with muscle spasms and uncontrollable muscle movements causing an extreme amount of unnecessary increase in my pain and my nerve activity flaring up my XXXX and my other chemical imbalance issues. This has caused me to increase my XXXX XXXXisits to help cope as well as adding new doctors and twice weekly XXXX XXXX  appointments to help with the increase in my physical health and the level of pain that has been increased because of all of the financial stressors and roadblocks that have been caused because Equifax has refused to correct these inaccuracies which has resulted in preventing qualification for me to access every single loan assistance or credit card application that I've attempted to apply for to try to get some sort of financial relief because of XXXX XXXX and my current financial situation. I am extremely frustrated at this point and I am not sure what else to do. I need help figuring this out. I'm at my XXXX 's end with this and I've about lost all hope to ever getting my credit report with Equifax updated to include all accurate information on my behalf. This is extremely unfair of Equifax to continue to put me in this predicament. Especially when they're the only credit bureau that lists this incorrect information in the first place! Someone please help me since I can't seem to get anyone at Equifax to do anything about this for me on my own! I have a current dispute in progress for this incorrect collections account but I do not believe I am going to get any different result than I have every other single dispute I have submitted about this very same incorrect collections account. I just don't understand. I'm about fed up with Equifax and their unfair treatment of my credit information. Their refusal to accurately update my information goes against what they claim they do as a company for us as consumers. I don't understand how any of this is legal for them to keep this up for this many years in a row. They should be held accountable for this and made to correct my credit report. They should not be allowed to unfairly hold me back from accessing every single type of credit and loan that could be useful in offering me any sort of financial relief. I have zero accounts in collections with XXXX. I also have zero accounts in collections XXXX. Equifax is the only credit bureau that refuses to remove this incorrect collection account off my report. Is the one thing that I believe has been holding me back from being able to access any sort of relief loans or any line of credit going all the way back for the past 7 years. I have had zero credit cards and zero loan offers for years and years in a row now and when I try to apply Time After Time again the fact that I have had no credit cards or loans on my credit history ends up being a negative and ends up being one of the reasons why I continuously and being denied every single application again and again. The only thing that is showing on any of my accounts is this one collection account and it is only on Equifax. Every other category on all three credit bureau credit reports has had a big fat zero listed for years and years in a row because I can't seem to qualify for anything even when I was making more money than I am now I never qualified for anything and I believe it's because of this incorrect collection account information for this one medical bill that only Equifax can't seem to figure out and fix. I have been in need of relief assistance due to income loss because of covid-19 for the past 2 years. My XXXX assistance had been cut off due to the normal XXXX reinstatement process that happens every so many years. I had the Social Security office help with my reinstatement application over the phone by a phone call appointment in XXXX of XXXX and I have been under claim status since then. They are backlogged they told me because of covid-19 and that is why I haven't received my payments for over half a year now! It would have been really really nice if Equifax would have gotten this error fixed a long long time ago so that I would be able to qualify for some sort of relief assistance. I live on my own and it has been very hard for me. I believe that Equifax has not done everything they can for me like they should be doing. I have submitted a dispute just about every XXXX  months straight for the past two plus years going back for how many years now in a row. And nothing ever has been taken care of. Sometimes I haven't even been able to access my dispute results even though it says completed and that I have a confirmation dispute number and everything when I click on dispute results for certain past disputes for this collection account the link doesn't even work and I have never been able to see the results for a few of the times I have disputed this same collection account! Every other time the result comes back that my dispute has been denied and they continue to list this medical bill under collections in my name. Even though I have made it known to them multiple times that they are the only credit bureau who lists this collection account on my credit report, and even though it's listed as a medical bill from XXXX and I have continuously put in my dispute that I had medical insurance coverage at this time and it should have been billed properly and that this billing error was not my fault, Equifax continues to list this collections in my name. A few years ago I even called XXXX and spoke with a woman who told me to put a statement on my credit report listing that I dispute this information as inaccurate and that it was a medical bill that needed to have a billing error fixed. She actually told me how to word it and everything so that it would most accurately describe my situation and so that it would be worded the most proper way on my report under my comments section for this specific collection account. She told me how to go about reporting it to try to take care of it but it never worked out for me and I have been trying to deal with it ever since. It is very very frustrating and it is not fair that it is on one credit report but not the others but yet it's still holds me back from being able to do anything. I can't even rebuild my credit which remains extremely low no matter what I do despite of the fact that I have zero listed under every other category on all three reports and zero listed under all categories under XXXX and XXXX. Equifax has been unfairly holding me back and refusing to fix this issue. They have been holding me back from being able to receive any covid-19 relief assistance by negatively impacting credit card and loan applications so that I received denials on everything year after year after year. They also incorrectly list my current address as a former address and my former address as my current address and when I try to dispute this information to update my correct address it's not even one of the options under this type of dispute. But it says in their information on the Equifax site that incorrect addresses past or current can and should be disputed in order to be fixed. Well then why is it not an option for me to say that they have my current address listed as my former address and my former address incorrectly listed as my current address? The only options they actually do have don't fit my situation. They have the option to dispute it if it is an address that belongs to someone else, or if I never lived there in the first place, they have a few other options but nothing accurately describes the fact that they have my former and my current addresses switched around but that they both are addresses that have been in my name and are in my name currently! It is very very frustrating to get the run around over and over and over again and to get nowhere with something that is extremely obvious and extremely unfair. Equifax has unfairly been holding me back from accessing any sort of credit or loan assistance relief when I need it the most! I do not understand why they are the only credit bureau who refuses to correct the inaccurate information on my report. I just don't know what else to do. Who gave you all consent to sell my information on the stock market and to your investors for profit? Where is my portion of the money? You all blatantly state that you are moving forward with providing great loan options to students. Only to turn around and extort them not only be selling contracts for stock market options buyers, share holders and who knows what else. I WANT THIS XXXX SHUT DOWN!!!! When was I told that I would be doing business with XXXX bank and many others?? NEVER! CUT THE GAMES Where is the contract with my wet ink signature that I requested from both parties? They keep playing XXXX and sending computer generated applications with an online signature that I do not remember signing. Where is the original application? In issues I had before the end ( closing ) they did the same thing- they are escalating, I was handled. \n\nElder Abuse and Manipulation that occurred in the Reverse Mortgage application with Liberty Reverse Mortgage In XX/XX/XXXX I finally realized that I had been scammed by a self-professing XXXX woman. Based on this womans lies I had gotten myself in debt renovating my home. For most of my adult life I have lived within my means and gone without to survive. I understand the difference between needs and wants having gone without court ordered child support without a college education and not on welfare raising XXXX children. I was in debt from this event about {$30000.00} and had the potential of losing my home. My dishonest scammer was very very good at the manipulation that occurred. \n\nI might have been able to pay this debt leaving me barely able to squeeze by. I had decided to look in to Reverse Mortgage programs designed for the elderly. I was turning XXXX in a year and felt that my health was only going to deteriorate as I get older. By the time I would have any relief from this debt I would not have the health to do things that I wanted or dreamed to do. My thinking was that I could do a reverse mortgage to pay this debt off and then I would just live within my means as I have done in my life. \n\nThe first organization I called was XXXX. I was just trying to get an estimate for how much my would be available to me if my home was worth x amount of money providing I met all the requirement of the program stating that I understood it was not a set figure. The person would not give me any dollar amount or provide me with an example of formulas used to determine an amount. I needed to find out if the dollar amount would even make it worth me pursuing this. They asked for extreme personal details of information without providing hardly any information ( so I an elderly person is giving up very detailed and personal information ). Information that could be used to manipulate a person by someone knowing what situation you are in or how urgently help is needed. \n\nWith the amount of fraud taking place today, I felt it was not appropriate information to be disclosed at this level until I made a decision formally make an application. \n\nI was not getting any information from XXXX so I searched for other reverse mortgage companies. I ran across the name of Liberty Reverse Mortgage. Alongside the names of the companies were comment s and I remember it saying for people with good credit. Since I have had good credit scores ( XXXX + as high as XXXX ) I decided to call Liberty Reverse mortgage. Each time you call you are given a message that the phone call is recorded. \nPhone calls to Liberty Reverse Mortgage- I made close to 70 phone calls to Liberty Reverse Mortgage. I have a list of 48 dates although there were more between XX/XX/XXXX & XX/XX/XXXX when I formally made the application and a few more that werent logged due to the stressful situation I was dealing with. I was under so much stress the person who was dishonest was causing problems with my family members and her church people did not leave my home when I told them to leave and I ended up calling the police. See attachments A & B. \n\nIt was in those 2 months ( XXXX XXXX XXXX ) that I had talked extensively to XXXX XXXX about the terms of the loan. We also discussed how long it would take to close once I applied. I was told 1 2 months. \n\nIt took 8 months to get this reverse mortgage, 6 months from the time I formally applied in XX/XX/XXXX. I jumped every hoop they demanded. I had provided all the information they wanted, scheduled the counseling for XX/XX/XXXX which was the earliest date I could get. I wanted to close the loan soon after counseling. \n\nIn XX/XX/XXXX when I applied the interest rate was just under 2 % interest, max increase 2 % per year and capped at 10 %. This was the only plan XXXX and I verbally spoke about. Quite honestly I thought once you identified what type of reverse mortgage you choose, this was the offer for that plan. It never occurred to me that there were options. \n\nI have close to 5 inches of paperwork of things sent to me. One example is shortly after I officially applied for the reverse mortgage with Liberty. The package I received was 92 double sided pages, single line, not double lined, printed in 10pt and smaller type ( equating to 184 pages ). It covered all the types of reverse mortgages. If a company wants to bury or minimize information, it could easily be done in that package. A person would have to know what to ask to get down to what would apply to their loan. I am not a banker and do not know all the acronyms. \n\nThe differences if I went to a bank to get a loan : A bank would not take 6 8 months to complete the process. You would submit the information they require. In my previous mortgages the interest rate was locked in when you made the application. \nA bank would be give able to give you print outs of the financial information. More specific to your loan numbers given at the time. \nA person would not be isolated. Again 70 calls, containing 100 200 hours of conversation. \nThe amount and depth of personal information would not be disclosed in a bank situation.\n\nYou would know what institutions you are dealing with. For instance Liberty Reverse Mortgage is a dba, several of the other institutions who are involved ( dbas ) in this process. And how many of these other entities are owned or associated with Liberty Reverse Mortgage. In a conventional loan I would have a choice of the XXXX, the title company and I would know what company is managing the loan. \nIt is XX/XX/XXXX and I still do not have a Welcome Package. I dont know where to return the excess money they sent me although I am paying interest on it, or how to request more money if I wanted it. I have requested this information multiple times but never received it. \nLiberty is very aware that I am very stressed about having this {$190.00}?? XXXX money in my bank account if someone gets access to my account it could be stolen. \nI could choose the title company you I wanted to use and be given the cost. With the reverse mortgage process you are not able to have those choices. \nI paid for the appraisal via a screen with no cover page, just a place to authorize a {$550.00} payment to XXXX. There was no ability to ask for a receipt or get a copy of the transaction. XXXX also included a statement that additional charges for the appraisal could be charged. In a bank setting you would receive dated receipts for transactions ( not be sent a form to sign to charge your credit card and not provide a way to get a receipt. See attachment D. \nThe company who is overseeing the reverse mortgage has unlimited access to the checkbook. Some of the fees you are charged are outrageous and I have no say or ability to seek out more reasonable venders to provide the service. \nA senior should not receive communications in 5 point type or letters in 7 point type. I had to use 2 devices to be able to read these documents. Readers and magnifying devices. See attachment C. \nYou would get answers, not be told that they will escalate the issues to never addressed ( the person then says they are not authorize to do anything ). Knowing that each time you go over the information it is creating stress, health issues and despair being so manipulated and these companies have the checkbook. The lack of humanity is astounding. At a bank you would have those answers before you left the bank. \nAt the time of closing the loan there are not additional requirements that would have been resolved before you got to the closing part. The 1st time I tried to close I was given the additional requirement the Thursday before I was going to close the following week. See attachments G & H. \nThe 2nd time to close the loan papers, I was presented with different financial rates of at least 2 times plus the amount of interest that had been discussed and in place at the time I applied for the loan. \nIt seems in the reverse mortgage process, seniors dont seem to have a right to get receipts, a copy of the appraisal I paid for, and I had to request it from Liberty. This includes getting financial statements/receipts in a timely manner. The only thing I seem to get in a timely manner is the bill of the monies they are adding to my debt. In a traditional bank setting I would have all issues resolved and information given within hours, at most days. \n\nOther practices that have occurred with Liberty Reverse Mortgage In a feedback communication email sent to me from Liberty Reverse Mortgage. See attachment I. I have asked Liberty Reverse Mortgage for a copy of all the phone recordings ( every time you call them they tell you that they are recording everything. I implore you to ask for a copy of the voice recordings for the following reasons 1 ) You will see how manipulation is used to divert the focus from questions that ones asked. In my case there is well over 100 - 200 hours of discussions that took place and would demonstrate how a senior is manipulated.\n\n2 ) There is very personal information recorded that could be sold, or used to target elderly people for other scams 3 ) The amount of personal information that can be used to confuse or suggest that one doesnt remember things. This would not happen if a person goes to a bank to get a conventional loan. This was done to me when XXXX presented 3 different loan programs to me. I told XXXX that XXXX and I only spoke about 1 loan package. 3 ) The phone recordings would demonstrate how easy it is to run elderly people in circles, avoid answering questions and use personal information and fears to close the loan which is what happened to me. \n\n2 examples : 1 ) When XXXX ( processor from Liberty Reverse Mortgage ) told me that Liberty would not consider the information I sent ( XXXX XXXX, XXXX ) via email to Liberty information about the flood insurance, I requested to speak with the Compliance officer from Liberty. I was diverted to several other personal but never got to speak to a compliance officer, although it was being escalated. \na. I immediately called about getting this insurance. XXXX national flood insurance would cost me an additional {$2700.00} a year. Why wasnt I told that in XXXX when I submitted the application with information regarding my home insurance policy? I would have not gone any further with the reverse mortgage. I submitted to Liberty via email information from the XXXX flood site to Liberty so you could see that my home sits uphill and was not in the flood plan. In the XXXX flooding that occurred in XXXX, this property did not flood. Also information stating that flood insurance is for the structure, not dirt which is where the tips of my property lie in a 100 yr. flood plan. I also informed Liberty that I was filing an amendment with XXXX that can determine the home does not sit in the flood area and can be exempt from the requirement. \nXXXX I spent hours and hours the next weeks contacting ( often multiple calls to these departments ) XXXX XXXX, XXXX XXXX Department, XXXX XXXX Department XXXX XXXX XXXX Department, XXXX XXXX Map XXXX, XXXX XXXX, XXXX of Flood Plan, XXXX XXXX and XXXX XXXX, Getting quotes for cost of Elevation Certificate from surveyors in XXXX XXXX ( {$1600.00} and up ). Filed for amendment with XXXX when they told me I didnt have to have the elevation certificate to file ( application # XXXX ) although it might be required later. XXXX XXXX XXXX XXXX, XXXX XXXX XXXX, FHA  XXXX XXXX, FHA XXXXXXXX, XXXX XXXX for FHA, XXXX XXXX XXXX. At one point I waited 2 hours and 45 minutes on hold just to talk to someone. \ni. NOTE : I had applied for an amendment with XXXX because my home is on a hill on my property, did not flood in the XXXX XXXX floods. On XX/XX/XXXX I received notification from XXXX stating that the XXXX insurance was not required on my home this was almost 2 weeks after I closed. \n\nXXXX ) In XXXX XXXX I received a call from XXXX ( processor ) informing me that the Flood insurance would not be required, no explanation was given. I asked to close ASAP. At the 2nd attempt to close XXXX sent me 3 financial packages. I had told her I wanted to use XXXX to put some formulas in to extend out the figures 10 yrs. or more. Note : She offered to send me some examples. This is the 1st time I was offered examples of financial information specifically related to my loan. She did tell me that they were not exactly the final numbers. I remember in a conversation after I received this information XXXX talking more about the value of my home going up, the ability to pay more fees in the future should interest rates go below what I was now being offered. I just want to XXXX  in my home, at this point sometimes I feel the sooner the better. I dont care about the value of my home going up. I cared about after paying off the debt I incurred and not drawing additional funds, would I have enough money left in the account after 10 years to pay for services if I became fragile and could not do domestic activities. At this point I dont think I will live that long ( due to stress and manipulation ) and I wonder will there be any money to draw from after the bank draws their share. Diverting my attention to other information. \na. All the home mortgages I have gotten in the past, once the application was formally submitted the interest rate was locked in. I met the demands in a timely manner and LIberty changed the terms. Loans may not always exist with the locked in rate, but in my time my loans did. Reverse mortgages are for senior people who probably have had the same experience ( XXXX years ). NOTE : I recently checked with a local bank in XX/XX/XXXX and was told that loans can still be locked into a rate when a person applies. \n\nHow I have been treated after the ReversXXXX Mortgage was signed. \nAt closing the notary called a number provided by Liberty if there were any questions. He ( the notary ) called the number 2 times. I spoke on speaker phone with a person from the Title company ( recorded, try getting that recording ). She told me they would look into the figures that were incorrect and that I would get a copy of the changes to sign and send back. Never received any copy of the correction to sign, nor did I receive an email stating the changes and figures. \nWhen the check was deposited into my account the entire {$29000.00} was received again no statement or email accompanying this deposit. I knew that XXXX requirement of this loan was that the XXXX XXXX XXXX I had with XXXX Bank ( my banking institute ) had to be paid off. I received the money on Friday XX/XX/XXXX. I had been told they would pay it off, but then again I have been told a lot of things. I paid the XXXX XXXX XXXX off that day. This also means additional {$190.00}?? money is on my loan. I have only asked for {$29000.00}. Now I am paying interest on this money that I did not request. \nOn XX/XX/XXXX I talked to XXXX ( XXXX ) from the Title Company ( closing ) and she said I had to call Liberty Reverse Mortgage about the discrepancies. \nOn XX/XX/XXXX I called XXXX and left a message asking her to call me immediately and left a brief message of what it was about. To this day I have not received any return call from XXXX. \nBefore closing I had asked XXXX how I would get information about the account, how to withdraw additional funds, statements etc. she had said I would receive a Welcome package after closing. I have not received this package so I dont know where to send the additional funds they put on my account. Yet I am paying interest on it. \nI did not receive a statement regarding my loan from Liberty Reverse Mortgage until the week of XX/XX/XXXX more than 1 month after closing. This statement was printed in 5 point type I am a senior and had to use 2 devices so I could read it. \nThe same week I had received what looked like a check from my bank, XXXX. It was for the amount of the payoff of my XXXX XXXX Account. It looked so much like a check so I went to the bank to ask them what it was. It took them that day to figure it out and called later that day to tell me it was a refund, the account had been paid. Again no paperwork or email had been received until XX/XX/XXXX. \nOn XX/XX/XXXX I sent a feedback in response from Liberty Mutual to provide them feedback on my experience with Liberty Reverse Mortgage. Again no ability to have a copy of the feedback. \nOn XX/XX/XXXX or XXXX I received a call from XXXX XXXX (? ) asking me if I wanted to add any more to the complaint. I told her what I wrote in that complaint was about what I felt was Libertys failure to do business in a timely manner and feel that I am paying over twice because of their delays. There are quite a few issues I have with how seniors are treated and the manipulation used in this process is not only ethically wrong but it is morally wrong. XXXX said that she could not do anything but she would escalate it. I had been told that before and nothing happened. I told her that having almost {$20000.00} in my bank account is making me nervous, that I wanted to send the money back and felt I should not be charged interest on it. I also told her that repeating again and again these issues is causing me physical problems and affecting me mentally. I am exhausted. See attached voice recording of the conversation XXXX. \nOn XX/XX/XXXX or XXXX I receive a call XXXX the ( operation XXXX and XXXX the sales department from Liberty- they are going to escalate it. XXXX said she would email me the welcome package and the information I requested. I received a package of some of the information. The Welcome package still hasnt been received. Enough people at Liberty know this it is stressing me out to have these funds ( where I feel it is vulnerable ) and are affecting my health, they know that I am not sleeping, my health has been severely affected and I am mentally exhausted. I have stated that many times in XXXX in conversations that I feel like I am XXXX XXXX XXXX. The emotional trauma is literally killing me. See attached voice recording XXXX. \nThen the week of XX/XX/XXXX I received a letter in the mail. Get this 7 point type. See attachment F. \nI guess things are being elevated. I believe they are just trying to delay and do not intend to respond. Knowing this is affecting my health. Maybe XXXX XXXX how many seniors have they put in their graves? By this neglect and strategy ignore the person. \nThis company needs to be held responsible. Although I do not think this conduct is isolated just to Liberty but to XXXX Mortgage companies. \n\nSuggestions Get copies of the recorded phone calls, these recordings will clarify everything. \nHave the recordings evaluated by a XXXX  for elder abuse and the isolation. I was exhausted by the time I closed I couldnt take any more. They isolated me, figured out my weakness at that point- my fear that interest rates were going to go up. As I was reminded in several conversations that rates changes occur on Tuesday of each week. \nI would like to know all the dbas that have been involved and how many of them are subsidiaries or the relationship with Liberty Mutual. \nI would like to have the Welcome package that was promised, the funds returned and the associated interest be returned to m. \n\nMy health has been severely affected by this experience. The XXXX was created a year later, and unfortunately, I didnt add the XXXX name to my chase account which is my mistake Around XX/XX/XXXX, I had deposited a check for the amount of {$8200.00} from my customer into my Chase Account, the check was issued to the XXXX XXXX My startup was running low on cash and I needed money for expenses and was in a hurry as we were going on vacation XXXX XXXX  XXXX. \n\nThe check was accepted, and a few days later I got an email saying the check cleared and money is available in my account. \n\nAfter the check cleared, I initiated a transfer of some the money to my other business account, and few days later I find the ACH transfer was returned. I was not sure what happened and the other company suggested I add their account into to my Chase.com account. But since I needed the money soon, I decided to transfer money from Chase.com to my other account, as part of verification Chase.com initiated some micro deposits. After I received the micro deposits in my other account, I logged into my chase.com account to verify those transactions and could no longer find my business account ( around XX/XX/XXXX ). \n\nAfter taking to 3 customer representatives, I found that my account, which was a surprise for me, after asking more questions, I finally found it was closed by Chase. In between the time my check was deposited and account closure, I logged into my chase account, and I never saw any notification about issues ( My First Complaint ). It took a long time and many questions to get answers from the Chase customer representative. It appears almost all Chase customer representatives just give the basic info and are unwilling to find out what is going on. Some of them are outright rule and asking questions like Im some sort of criminal depositing a fraudulent check. It felt like the interrogations you see in XXXX XXXX  XXXX and these people have no respect for you. \n\nFinally one of the representatives asked me to go to the bank with my Incorporation documents to verify I own the business, so I went to the bank, and at the bank I was told, the check was mailed to me with the remaining balance of about {$12000.00} and they didnt need any documents from me. \n\nI waited for a week but the check never arrived and I booked an appointment with a person at a back for XX/XX/XXXX. On the XXXX I get a call from the person who Im supposed to see that there was no need for me to come as the check was mailed. I told her that is not ONE of the representatives told me, so she called the risk department and found that I needed to submit the document, and she told me that the never entered the information that they were waiting for the document. \n\nSo I went to the bank to provide the document. The person at the bank says they emailed everything, and I had to wait until I received my check. I also threatened with a legal complain at which point I got to see a branch manager who filed a complaint on my behalf with their branch complaint department. \n\nOn about XXXX, XX/XX/XXXX I get a call from branch complaint department saying they would get back to me in 1 5 business days. I dont hear from them for a week and on Thursday XX/XX/XXXX I get a call from the same person saying they never heard anything from the department and asked me to wait another 1 5 business days. I asked to escalate the issue or talk to their supervisor and she said she was the final authority and I could not do anything but wait. \n\nI didnt hear from them, so on Wednesday XX/XX/XXXX, I decided to send the branch officer and manager an email. They dont respond and I got a call on Thursday which unfortunately went to my voice mail, which I promptly returned. Im not sure if the call was due to my email to the branch officer or manager, because they never bothered to send me a reply with next steps. \n\nOn Friday XX/XX/XXXX, I emailed the branch officer and manager, and called the branch multiple times but could not reach anyone as they were always busy. Anyways later in the morning I get a call from the manger saying they spent two hours trying to fix the issue ( as if they were doing me a favor, which I believe is their job and not a favor they are doing me ). And they assured me a check for about {$12000.00} was mailed on XX/XX/XXXX ( contrary to want her branch officer said ) and said it must have been lost. I asked for when this issue would be resolved, and their answer was to wait. I told them Ive been waiting for about a month for my money and it is 3 weeks after I submitted the document, and the branch manager started turning this around me as if it was my fault, when I started asking questions about what is going on and hung up on me and threatened me to not call or they would report me for harassment. I admit I was very angry and raised my voice, but you must understand by this time, all I would get from chase is different answers from different people at different times and no resolution in sight. \n\nOn Friday XX/XX/XXXX afternoon, I get a call from another person from branch complaint department saying the first person who promised to return my call in 1-5 business days was on vacation and they were taking over the case. \n\nThey informed me that the check was not mailed, which contradicts what the manager told me in the morning and said they would mail it if I submit documents that said I owned the DBA in question. I told them that I submitted all the requested document on XX/XX/XXXX and they were surprised to hear that. \n\nI emailed the branch saying they never received the document, and I get no response, I tried calling them and the person said they were with a client and hung up ( which I dont believe is true, because when they are with a client they usually dont answer ) This ordeal has caused me a lot of pain, and additional costs as my company is out of funds. I was supposed to go on a technical conference and purchase hotel stays at discounted rate offered by the conference and couldnt do it in time due to lack of funds and now the hotel prices have doubled. Each week Im scrambling to find funds to pay for my expenses due to chase holding my money. \n\nI agree, the XXXX was not on my account, but I've been to the branch twice with the requested document 3.5 weeks earlier and they've lost my sensitive personal information which in the wrong hands can cause damages to me and my company. \n\nHow can one of the largest banks in the country be so negligent with sensitive personal information and withhold funds indefinitely even when all requested documents are provided 3 weeks prior and still claim they have not received it. \n\nHow are people who claim to be the highest authority in the bank on customer service not know that I've provided all the requested information and talk as if its my first time calling them about this issue. \n\nHow does this bank let me login to their website and conduct business when there is a fraud alert and not have any kind of notification to inform you of these issues. Instead they just disappear your account one morning. \n\nWhy are all the customer service representatives in this bank so rude and instead of answering the question turn the issue around and make it seem like I'm at fault for their inefficiencies. \n\nWhy is the sole customer service person who identified the issue doing this as a favor to me. Looks like Chase has set a very low standard for customer service. \n\nThey ask me to do the samething again and again and expect a different result?
