I have written and faxed all paperwork to Barclays requesting an explanation on the change in interest rate as well as requesting APR returned to the original 16.99 % as stated in Initial Disclosure. Below is the summary of events and what I have done to reconcile with Quicken but to no avail. \n\nMy husband, XXXX XXXX XXXX filed Chapter XXXX bankruptcy in XXXX as a result of a shuttered company of which he was part owner. However, I did not need to declare. After he declared, our monthly bill from Quicken ceased as did any ability to access the account online and I continued to pay monthly. In XXXX of XXXX, my husband was in a XXXX hospital having the first of several medical procedures. From then on, his health significantly declined and he subsequently passed away in XXXX of XXXX. Following his death, I was in a state of shock and overwhelmed with grief. \n\nI subsequently began receiving refinance solicitations from Quicken, and, in late XX/XX/XXXX, I began discussions with XXXX XXXX. It was during these discussions that I asked to have statements sent to me. On XX/XX/XXXX, I was referred to XXXX XXXX, Account Resolution Specialist, who emailed me stating that statements were not being mailed because the loan had not been reaffirmed after the bankruptcy. At this point I contacted XXXX XXXX ( XXXX bankruptcy attorney ), who informed me that I did not need to reaffirm the loan since I had never declared bankruptcy. ( XXXX also informed me that he had tried to contact Quicken several times prior to XXXX passing to reaffirm on XXXX behalf but never received a response from Quicken. Ironically, this entire situation likely would have been avoided if Quicken had responded to these reaffirmation requests ). I responded to XXXX and never heard anything further from her. I then received a link to view my mortgage online through Rocket Mortgage. The only document available at that time was the XXXX tax statement, which I printed. All statements have since become available on line. \n\nI finally received my first statement in XX/XX/XXXX, which stated I owed {$2100.00}. I made my regular monthly payment of {$1400.00} and called regarding my account when I returned from vacation in XXXX. It was during this discussion that I was informed I had missed a payment in XXXX of XXXX ( when my husband was in the hospital ). Subsequently my account accrued {$710.00} in late fees over the course of several months. I was never informed of the missed XXXX payment, never received any calls or monthly statements, and did not have online access to my account prior to my refinance discussions with XXXX XXXX. As a result, I proceeded to pay my regular monthly payment over the course of the past year in accordance with my normal repayment schedule with no ability to learn that I had inadvertently missed a payment and accrued late fees. What if Quicken had not solicited me for refinance? Would they still be charging me late fees each month without my knowledge and not sending statements or allowing access to my account? Additionally, I requested statements and access to information regarding my account in XXXX and it took two months for XXXX to finally send me a statement ( XXXX ), all the while, late fees were accruing on my account without my knowledge. \n\nOn XX/XX/XXXX, I talked with XXXX XXXX, Servicing Resolution Specialist, who informed me that the missed payment in XXXX of XXXX began the series of late payments which were accruing monthly. She waived the current late fee but said she could not waive the others and {$710.00} would remain on my mortgage until paid. Through tedious effort on the Rocket Mortgage site, I was finally able to learn how the {$710.00} was accrued. \nOn XX/XX/XXXX, after thinking more about the situation, I emailed XXXX and stated my position. She repeated that I am responsible for the loan even though I was not receiving statements. I emphasized that I am fully aware of my responsibility and truly thought I had been paying on time every month! On XX/XX/XXXX, I again elaborated my case. Her response was to call which I did. We were going in circles so I asked to speak to someone with more authority. My call was transferred to XXXX another Account Resolution Specialist. He said that Quicken could not contact me because the loan is protected, that I am responsible for the loan even though I was not receiving statements, and that he was unable waive any late fees. Again, we were going in circles, but before terminating the call, I asked that he make note that I am unwilling to accept Quickens handling of these late fees. \n\nIn summary, I understand that I am fully responsible for the repayment of my loan, and I would have gladly resolved the late payment immediately had I been notified or had access to statements in XXXX. I have since become aware that I missed a payment in XX/XX/XXXX, which was an oversight on my part due to my husband 's declining health. The Periodic Statement Rule mandates that mortgage servicers must provide a mortgage statement each billing cycle, within four days after the end of the courtesy period of the previous billing cycle, yet I never received any statements for XXXX or any other notification related to charges on my loan. It is deceptive of Quicken to cease all communication with me regarding this loan and then charge multiple late charges without any notification or statements when I DID NOT declare bankruptcy and I remained fully responsible for this debt as noted by the continued monthly payments. I did not fully understand how the deferment worked, so I continued making my car payments through XX/XX/XXXX. My deferment letter states that I was to resume payments in XX/XX/XXXX. SEE DEFERMENT LETTER. \n\nIn XX/XX/XXXX, I received a repossession warning letter from Chase stating I was in danger of repossession. This is the only warning document I ever received from Chase. SEE CHASE LETTER. \n\nAt the same time, in XXXX and XX/XX/XXXX, I continued receiving statements from Chase indicating the account was current and that I had a credit balance. This includes a billing statement dated XX/XX/XXXX showing the account was in good standing with no payment due, and a billing notification email dated XX/XX/XXXX showing an amount due of - {$260.00}. These documents reflect that the account was current and ahead on payments at that time. SEE XXXX ITEM # 5. \n\nMy additional payments, combined with the deferment, created a credit balance that covered future months. Chases own system reflected no payment due and a next payment date of XX/XX/XXXX. Even though the lease was supposed to end in XX/XX/XXXX, the account remained active, payments were being accepted, and no immediate payment was due. \n\nDuring XX/XX/XXXX, I made multiple attempts to resolve the lease, including visiting dealerships and contacting Chase to request additional time so I could secure financing to purchase the vehicle. I had never missed a payment in my XXXX years as a customer. \n\nDespite this, without any clear written notice, Chase charged off the account in early XX/XX/XXXX. I was never provided any written notice that a charge-off was imminent. At that time, I still had a credit balance, no payment was due, I was receiving statements showing the account in good standing, and Chases own records reflected a future payment date. A Chase account summary printed on XX/XX/XXXX shows a next payment due date of XX/XX/XXXX. SEE XXXX ITEM # XXXX. \n\nAfter the charge-off, I could no longer access my account online. I attempted to contact Chase by phone but was unable to reach a representative after extended hold times. On XX/XX/XXXX, I went to the dealership where I had previously leased the vehicle and attempted to purchase it, but was unable to complete the transaction due to inconsistent or unusable payoff information. SEE ATTACHED PAYOFF QUOTE. \n\nunable to reach anyone regarding this, the vehicle was later repossessed on XX/XX/XXXX. \n\nAfter the repossession, I continued attempting to purchase the vehicle and to obtain documentation regarding the account and the sale process. On XX/XX/XXXX, I specifically requested the applicable lease-end sale notices ( including the equivalent of a Notice of Intent to Sell and a Notice of Early Termination Liability ) and asked that they be sent via fax and U.S. mail . I have recordings of these phone calls. \n\nChase provided only a copy of the XX/XX/XXXX repossession warning letter and a scan of the envelope, which was not properly addressed. The envelope does not include my apartment number, while the letter itself does. SEE CHASE LETTER. \n\nThe last thing I received was a billing letter dated XX/XX/XXXX, along with an account statement with unverified charges and a vehicle condition report. However, these documents do not include : * The required pre-sale notice ( lease-end sale notice ) * Any post-sale notice identifying the sale details ( including sale date, sale price, or method of sale ) * Proof of mailing or delivery of any such notices * A complete deficiency balance calculation tied to a documented sale In a XX/XX/XXXX response to my prior complaint, the company relied on summaries of phone calls and stated that I had been advised verbally that the account would charge off. They have not done so. Nothing was sent to me ever until the day after the charged me the 29.99 % {$3600.00} interest on my full balance. \n\nI can show that i was opted in to paperless statements and NONE were sent. On Tuesday XXXX XXXX XXXX I reached out to them to tell them they had not been sending me a statement. I agreed to authorize Capital One to collect that specific amount from my bank account. I logged into my bank account to balance my ledger when I noticed that Capital One collected {$1000.00} from my account instead of the amount I authorized, which was {$520.00}. I immediately called Capital One as well as logged into my account in their system to see what happened. I noticed in their system that my payment I scheduled did not show up, nor did it reflect the payment they collected from my bank account. In fact their system showed I was delinquent in paying my car payment. I spoke to a representative to get an understanding of whatever mistake they made, and i told her they needed to refund the additional {$520.00} they took out of my account unauthorized. She informed me that I have not made a payment since XX/XX/XXXX and that the payment they just collected from me was applied in the following manner : {$520.00} toward my principle and {$520.00} toward interest! \n\nI let her know that Capital One does not have the authority to decide how munch money is applied to my principle or interest, nor the authorization to take more money out of my bank account than what I authorized and that they need to rectify what they have done! \n\nShe informed me that I needed to show proof of the payment pending on bank statement and send it to them via fax and that they will launch an investigation to determine if a refund will be provided. I told her that banks do not provide current bank statements, and that I would print out my account summary and fax it in to them to review and that a refund will be provided otherwise its called stealing, which they have done when they took more than my normal car payment out of my account and that they will also be responsible for any overdraft fees I incur because of this. \n\nI called Capital One again on XX/XX/XXXX to follow-up in regards to my fax i submitted and they informed me that they have not received my fax, or my payment. I received two letters from Southwest Credit today. Both letters are dated XX/XX/XXXX. Both letters state SWC is attempting to collect a debt for XXXX XXXX and include billing statements from XXXX. Since my first complaint has been closed, I'm going to have to include what the SWC employee wrote in response to my first complaint : the XXXX XXXX  account for which SWC is attempting to collect the debt went delinquent in XX/XX/XXXX and was passed to SWC to collect the debt on XX/XX/XXXX. The first XXXX XXXX letter I received a week ago has the street address XXXX XXXX XXXXXXXX XXXX XXXX, XXXX, TX, XXXX, and a XXXX, TX XXXX XXXX XXXX I was supposed to send payment to. The 2 letters I received today don't have the SWC address, only have a XXXX XXXX XXXX in XXXX, TX I'm supposed to send payment to. Though all 3 XXXX XXXX XXXX are in XXXX, TX, the XXXX XXXX number in the first SWC letter I received last week is different than the XXXX XXXX XXXX in both letters I received today. The phone number in the first letter I received last week is XXXX. The phone number I received in the two letters I received today is XXXX. The first letter I received last week had only an account summary stating XXXX XXXX was the current creditor, the same {$78.00} equipment cost as the two letters I received today, but a different balance than the 2 letters I received today. The total amount in all 3 letters SWC is attempting to collect is the same in all 3 letters : {$190.00}. The one-page letter from Southwest Credit in both letters I received today contain the same XXXX XXXX Client Account Number, Southwest Credit Reference Number , Placement Date, Charge Off Amount, Total Adjustments made since Charge Off, Equipment/Client Admin Fee and Collection Fee, Total Payments received since Charge Off, and Current Balance. However, the XXXX billing statements in each letter I received today have different XXXX XXXX Client Account Numbers, Security Codes, names on the billing statements, addresses, dates of service, and a breakdown of amounts due and other charges. In total, there are 3 billing statements : 2 billing statements in one letter and 1 billing statement in the other, but only one billing statement states the service provided by XXXX was for internet service. Neither letter contains a NY Department of Consumer Affairs Account XXXX, a name of a SWC employee, or a XXXX  email print-out of when I supposedly opened the account at either street address. I'm going to upload both letters, but I'm also going to write what each billing statement reads. SWC also hasn't emailed me after I emailed them on their website on XX/XX/XXXX. \n\nThe letter with the XXXX billing statements with an XXXX XXXX XXXX address has my name on it, and includes 2 billing statements. The first billing statement is dated XX/XX/XXXX, service from XXXX, previous balance : {$200.00}, payments recieved : XXXX, adjustments : XXXX, past due balance due now : XXXX, one-time charges, XXXX, partial month charges : XXXX, taxes, fees, and charges : XXXX, current charges : XXXX, total due : XXXX. The 2nd billing statement is dated XX/XX/XXXX, service from XXXX, previous balance : {$120.00}, payments received : XXXX, past due balance due now : XXXX, XXXX XXXX : XXXX, one-time charges : XXXX, taxes, fees and charges : XXXX, current charges due by XX/XX/XXXX : XXXX, and total amount due : XXXX. Note that the billing cycles overlap : two separate XXXX bills, but the first billing statement is dated XX/XX/XXXX for service from XXXX and the second billing statement is dated XX/XX/XXXX for service from XXXX. Going by the billing statements SWC mailed me, not only did XXXX attempt to charge me twice from XXXX, there was no specified service for which they charged me. \n\nThe letter with the XXXX bill addressed to XXXX XXXX has a XXXX XXXX address on it and 1 billing statement. I come across a offer for a loan with ONEMAIN at a interest rate of 22 % to 28 %. So I apply just like any first time applicant would. Did not state anywhere on loan application of intended combining a current loan or amount of any credit line amount needed. I was contacted about 4 days later by a XXXX, from ONEMAIN from XXXX office. She says I was approved. Tells me it will pay off my current loan and then offered a large cash advance payment! I told her I was not asking to combine the loan and it was a application for credit as a stand alone! She seems confused and I ask if the manager is there. She is not and says they will call me back! Another couple of days, XXXX the branch manager tries to call and leaves a voicemail message to return the call. I return the call on XX/XX/XXXX. I originally get XXXX again and after conversation I ask for XXXX. She says less interest if you get optional coverages. Document says optional coverage has no effect on impact on loan decision. \n\nAll this discussion before we discuss loan documents. \n\nXXXX Ask what product and terms Im interested in? Lowest interest rate shortest term unsecured so I get my title back since the only option is all Im offered to payoff old loan and take minimum of {$500.00} cash. I have reviewed the dispute results and CACH , LLC continues to insist that I owe them {$2900.00}.     CACH and their attorney,  XXXX   XXXX   XXXX   XXXX ,  XXXX  have also provided a statement from  XXXX   XXXX   XXXX  dated  XXXX   XXXX ,  XXXX  which shows an amount of {$2500.00}, a computer print out from  XXXX   XXXX   XXXX  which shows the same, a Bill of Sale dated  XXXX   XXXX ,  XXXX  between  XXXX   XXXX   XXXX . N.A. and CACH , LLC, and an affidavit by  XXXX   XXXX , custodian of records for CACH , LLC attesting to the Bill of Sale, and a generic  XXXX   XXXX   XXXX  card holder agreement which  may or may n ot be applicable to the  XXXX   XXXX   XXXX  account in question.     Although I have requested from CACH , LLC to supply the following, I have never received :  1 ) A signed credit card application or contract which proves I opened this account in my own name ; 2 ) The sp ecific  XXXX   XXXX   XXXX   XXXX  Agreement which applies to this account and expressly authorizes   XXXX   to sell this account to a third-party debt buyer ;  3 )  A detailed itemization of all the charges allegedly made which total the amount they are claiming, whatever amount that actually is.     Additionally, I requested the same information from  XXXX   XXXX   XXXX , as I have no record of this account with them. I also questioned whether this particular account  may  have been subject to CFPB Consent Order #  XXXX .   XXXX    XXXX   XXXX  has not responded to my requests. There is no record of a   XXXX     XXXX   XXXX  account with this number on my credit report.     In summary, I do not believe that I owe this debt. The debt buyer can not determine what the correct amount should be, the debt buyer can not produce sufficient evidence of this alleged debt. When I went to finish the login process it would not allow me to. I had to go back to old paperwork to get a phone number to call. I called and asked what happened. They said the account was closed due to inactivity. \nI never received a reimbursement of funds from the company after it was closed. I also did not receive a letter, email, call any communication that the account had been closed. I never signed up for electronic communications until today when I finally created a login, so I should have received something in writing. My address, email and phone on file with the company are all current so they should have contacted me in some way, or at the least sent a final statement and year end summary. Of which I received neither and only identified this problem since I did not receive any end of year documents. \n\nWhen I spoke to the representative I asked why I wasn't communicated with that the account has been closed. He was unable to tell me why. So I told him that was fine and then I said since the account is closed can I just get something in writing that says so. He said he can not do that. I was like well that is impossible, you can send me something and I need it in writing in case anything happens with this account in the future I want my interests protected. I was put on a hold. He came back and said he could send me my final statement. I asked if the statement said somewhere on it that is account is closed. He said no, he said it shows {$0.00} balance and has a statement date. I said that is impossible there was money in the account ( it was under a {$1.00} so I don't care I am moving on - but that is illegal... I did not say that to the rep ) I said regardless there should be something on the account that says last statement or date the account was closed. He said no. I asked for a supervisor. This is when I started recording the conversation. \n\nI was very polite and told the agent what I was calling in reference about and started from step one, told him I understand the account is closed due to inactivity and that the last rep said he could not get me anything in writing which is why I asked for a supervisor. I told him if the statement says somewhere on it that the account is closed I am fine with that. If not can I just get a letter with my name on it and the date the account was closed. \n\nThe rep at this point started getting rude - don't take my word for it I have it recorded. he said no there is nothing he can do except the statement. he said if I called sooner they would be able to get me something. At this point I laughed and said if I was never notified how would I know the account was closed, of course I would have called in a timely manner, but I was never notified. I then was trying to explain to him, If he was able to give me the date the account was closed by looking at his screen he should be able to print off something stating that. This is when he starts interrupting me talking over me and not even letting me try to finish. I had to raise my voice to talk over him to get his attention and. I asked him to stop talking over me and let me finish my sentence, I mean how can you hear me if you are talking? I was being very polite and not interrupting him, and I was asking a simple question. He then - interrupts me - and starts belittling me saying he did wait for me to finish - even though he did this while interrupting me... The nerve!! So then he condescending says fine go ahead I won't interrupt. So I repeat that all I need is something stating the account has been closed and if it since it does not say that on the statement I just need something with their company name, my name and the date it was closed, like a typed letter - super simple. No one could help because the loans are private. \nI then was contacted by XXXX XXXX also known as XXXX XXXX XXXX. They noticed I had fraud all over my account, which I already knew. they explained they are helping thousands of other students fight XXXX XXXX who is now Navient. As we all know XXXX XXXX destroyed their name for similiar situations like mine. They were forced to pay back millions and now are Navient. Same terrible company with a different name. I agreed to XXXX to work for me. I had a \" lawyer '' i received letters in the mail showing what they sent to Navient. They were working for me and promised nothing but better. I had a online portal where i sent in all information regarding my loans and any issues, i had call logs because during this loan dispute they were to no longer contact me. I received a settlement offer letter from navient, along with a very small check due to an error on fees on their behalf. I was promised my credit would be improved, they offer a credit corrections program. I have saved ALL correspondance with these people. Represenatives who worked for XXXX XXXX XXXX, letters, EVERYTHING. I was notified in may and found out that the entire thing was a scam. I also have been doing deep research and found out Navient is AGAIN being sued for selling thousands of students information to two brothers in florida who posed as a comoany who fights for students and handles these cases. My information was one of them! We paid XXXX every month and lost almost 18,000 dollars to this scam and again this is XXXX fault. How is this company still up in running? How as students are we supposed to pay our loans to the biggest fradulent company in the united states. My credit is ruined. My name is ruined. I have a degree that means nothing to me. It 's a money pit and if I could sell it back i would. Navient has ruined my life. Im almost XXXX years old and ca n't buy a house, ca n't get approved for any loan, and just had to buy my first new car through my father because my credit is ruined. all of it from Navient. Specialized Loan Servicing has 474 XXXX XXXX XXXX complaints. \nCONCERN ONE : Since my last email submission to XXXX and preventing my home from transitioning into foreclosure. XX/XX/XXXX, I liquidated some assets and paid Specialized Loan Servicing via XXXX XXXX a total of {$60000.00}. I paid my loan modification deposit and 1st payment on XX/XX/XXXX. I called Specialized Loan Servicing to confirm receipt. They only confirmed {$5000.00} payment not {$1000.00}. This payment should be posted to loan number modification. Please be advised that XXXX XXXX confirmed receipt of payment from SLS at XXXX on XX/XX/XXXX. Attached please find my XXXX XXXX receipt confirming. I also wrote down SLS collection confirmation number. Two XXXX XXXX Tracking number transactions is XXXX for {$5000.00} and XXXX for {$1000.00}. SLS confirmation number confirming collection at XXXX eastern time is XXXX ( {$5000.00} ) and XXXX ( {$1000.00} ). \nCONCERN TWO : SLS account manager is XXXX I received an email from XXXX XXXX XXXX  approving a loan modification. Unfortunately, email provided two dates for a deposit and initial payment. I called SLS and account manager informed me I have until XX/XX/XXXX. I mailed and faxed SLS a letter of dispute regarding SLS loan modification emailed on XX/XX/XXXX. ATTACHED PLEASE FIND the loan modification is specifying two dates as deadline to accept loan modification. In XXXX, this incident resulted in me being denied a mortgage by XXXX, despite having an XXXX credit rating from XXXX, because of the error not being fixed by the other two agencies. I do so and receive an email directing me to use disputes.transunion.com. This website does not show any disputes for my account. I questioned in my first complaint how the bank was applying my interest payments totaling {$7000.00}, which it still has not explained. ( Please see the Account Transaction History attachment ). Since the interest rate has never risen above XXXX percent, I thought that when I paid off the interest, the bank would automatically apply my payments to the principle or the late fees/charges it claims I owe. \nThe Equity Maximizer references a Borrower 's Protection Plan that I would have applied for had I known about it while unemployed in XXXX. \nI did not know that the bank has been charging me for a life insurance policy on the loan until I read the XXXX XXXX, XXXX, letter it submitted in response to my first complaint. The Equity Maximizer does state that the bank might require insurance on the property to secure the loan, but I would never have agreed to a life insurance policy. The hidden life insurance policy raises concern about whether there are any other hidden fees or charges the bank has levied against my account. \nThe bank identified the charge I questioned in my first complaint as {$1200.00} of deferred interest and a second charge of {$1600.00} as a hold-over amount from the XXXX foreclosure. The bank 's lawyer should have discussed these charges and how they were calculated with me and the court 's lawyer during the foreclosure procedure. \nSince XXXX XXXX, each of my account statements shows a {$310.00} increase over the previous month 's charges. My XXXX XXXX statement shows that the minimum payment due is now up to {$2600.00}. These are excessive fees that continue to rise. \nThe bank sent my account to collections after I filed my first complaint, which I view as retaliatory. The bank 's Resolution Specialist called me twice in XXXX before the bank officially responded to my first complaint, but never responded to my return calls. \nI returned a collection call on XXXX XXXX, XXXX, and learned from the agent that my home is in pre-foreclosure and that I should have received a notice in XXXX about paying both interest and principle starting in XXXX. I never received such notification. \nIn summary, the bank did not handle my account in good faith or with complete transparency. It failed to notify me of its 10-year re-payment rule, under which it has added exorbitant monthly fees and charges to my account. Wells Fargo called us XX/XX/XXXX in XX/XX/XXXX and againXX/XX/XXXX in XXXX of XXXX and asked if we wanted to stop making our home mortgage and equity line payments and move them to the end of our loan or refinance. Since our business was closed due to Covid XXXX guidelines, we agreed and missed XXXX months of payments. \nIn XX/XX/XXXX, Wells Fargo refused to receive our XXXX XXXX payment, and demanded the note be brought current, face foreclosure or continue to not pay our monthly mortgages and agree to apply for a Wells Fargo loan modification. \nWe agreed to apply for a modification, as our loan was at 6 %  and the bank said our loan had never had a full review and that they were there to help. That and the fact that we had already paid Wells Fargo approximately XXXX XXXX dollars on our loans since XXXX, and the property more than XXXX in value. \nWe escalated our concern and asked that the bank honor its agreements to move XXXX months of payments to the end of the home and equity line loans. A phone manager explained that it had sold our home mortgage to XXXX XXXX XXXXXXXX, and that XXXX XXXX  XXXX decided not to provide Covid relief to this property. Wells Fargo explained that we couldnt talk to XXXX XXXX XXXX or see the criteria being used to deny Covid relief. Wells Fargo said it was following guidelines agreed to by regulators that were not available to customers. \nWells Fargo agreed to partially honor its Covid relief agreement for our home equity line of credit because it said it hadnt sold it to an investor. The bank wrote Unfortunately, the valuation we received is missing important information. This means that we wont be able to use it as part of our review. Well order a new valuation and share a copy of it with you when its complete. \nWells Fargo gave us a second appraisal for {$720000.00} on our property dated XX/XX/XXXX on XX/XX/XXXX. Incorrectly stating Description : Single story XXXX bed, XXXX bath XXXX sq. XXXX Zoned XXXX and included Comps for small old wood houses on XXXX lots within a mile and a half of the ocean ( XXXX XXXX, XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX  CA XXXX ). The actual property is is a mixed-use residential/commercial/retail, XXXX stories, XXXX square feet, Zoned XXXX XXXX and includes a XXXX/American cultural site and historic home of XXXX XXXX, located XXXX block from the ocean and the XXXX XXXX XXXX. And a retail store and commercial film and recording venue with a live music permit, commercial access to the regional XXXX XXXX XXXX XXXX and XXXX XXXX \nWe repeatedly offered Wells Fargo a lump sum to bring the note current starting with the XX/XX/XXXX payment during this loan application process. Wells Fargo refused payment and slow walked the modification process out for XXXX months with dozens of phone calls and letters. \nWe received the results of XXXX XXXX extensive loan modification review process on Friday XX/XX/XXXX by regular mail. The Wells Fargo XXXX XXXX XXXX decided that the property is eligible for a short sale, be brought current or face foreclosure. The bank reports that our gross income is {$0.00}. Wells Fargo has a new person unfamiliar with the property and without access to the loan information call and explain what a short sale was and how we could just sign the banks short sale form and walk away. XXXX area specialist XXXX XXXX called to find out what we were going to do but could not explain when the bank reports the loan as delinquent to the credit reporting agencies. We believed the bank would report the missed payments at the XX/XX/XXXX opportunity.
